Application: Each applicant wanting to reside in a unit offered by Lakeshore Realty & Management is required to complete a Rental Application and pay any applicable application fees. Upon receipt we will begin processing the application for approval. We reserve the right to verify employment and income, as well as residency history with your mortgage lender or landlord. We will also use information obtained from a credit reporting agency. To be accepted for placement one must: Meet our income requirements. Gross monthly income must be greater than or equal to 4 times the monthly rental rate. Acceptable income sources are employment, social security, disability benefits, child support, alimony, etc. Income must be verifiable. If you are unable to meet the income criteria, a Michigan resident is allowed to act as cosigner. Have good standing credit history. Applicants with no credit history may still be accepted under the conditions that stable employment or rental history in good standing has been attained within the last twelve months. Individuals with a poor credit history including but not limited to bankruptcy, unpaid state or federal tax liens, foreclosure, vehicle repossession, civil judgments that have not been satisfied, unpaid utility or telephone accounts, landlord civil judgment and eviction or unpaid collection or charged off accounts in the last three years will not qualify to lease with Lakeshore Realty & Management. Applicants with creditors accurately reporting several late payments in the last twelve months may also be denied for residency. Pending Properties: Rental homes are held off the market upon receipt of deposit and Rental Application. Any deposit to hold a unit will only be refundable if the prospective tenant cancels the reservation within 48 hours of the date of acceptance or if the application is declined by Lakeshore Realty & Management. Lease Term: We desire an annual lease on all properties with regard to market variations. We are willing to extend or lessen the lease term depending on the needs of each property and owner. Occupants: According to code regulations stated by the Building Officials and Code Administrators (BOCA), the number of occupants per dwelling unit is based on floor area of each room used for sleeping purposes. Bedrooms are such rooms. Every room occupied for sleeping by one occupant shall contain at least 70 square feet of floor area, and every room occupied for sleeping purposes by more that one person shall contain at least 50 square feet of floor area for each occupant thereof. Generally this rule correlates as up to 2 occupants per one bedroom home and up to 4 occupants per two bedroom homes and so on. These guidelines are used to ensure fair and equal service to both prospective and current tenants. Lakeshore Realty & Management is dedicated to providing quality living and unsurpassed service.
